MRI Qube: the incumbent at scale. MRI says it has 230+ UK block management clients and over 1.3 million units under management. Pricing is by quote.
Agents who want published prices
Resident, Blockman and Blocks Online all publish price lists, so you can budget before a sales call.
Self-managing RMC / RTM companies
Marklet and Brocade are built for small blocks and directors. ServiceChargeSorted combines software with a managed service.
Repairs only, alongside your accounts system
Fixflo handles repairs and maintenance but not service-charge accounting. It works as an add-on, not a replacement.

Service charges apportioned to the penny across multiple schedules, Section 20 with per-leaseholder deadlines, ten-year reserve fund planning, a compliance register with AI communal-area inspections, bank reconciliation and payments, and a leaseholder portal and resident app.
Run a shortlist against the things that cause real problems in block management:
Apportionment: can a flat sit on several schedules (building, lift, car park) with different percentages, and does every demand run add up to the budget to the penny?
Statutory compliance: does every demand carry the summary of rights (s.21B LTA 1985) and the landlord’s name and address (ss.47–48 LTA 1987)? Are Section 20 thresholds (£250 per leaseholder for works, £100 a year for long-term agreements) checked before spend is committed?
Reserve funds: is reserve money kept apart from the operating fund, with a long-term plan behind the contributions?
Leaseholder experience: can leaseholders see balances, documents and repair progress without phoning you?
Switching cost: will the vendor import your blocks, leases and opening balances, and prove the trial balance matches?
Then compare total cost: base fee, per-unit fee, portal add-ons, setup, training and VAT. A low headline price can hide a portal charge per unit per month.
What we left out, and why
PropLinker still appears in some directories, but its website domain was listed for sale when we checked, so we couldn’t verify anything about it.
Arthur Online and Re-Leased are strong products, but their sites focus on lettings and commercial property respectively, not residential block management.
Block in a Box is a services provider for self-managed blocks, not software.

Published prices vary widely. Of the vendors that publish them (checked October 2026): Marklet has a free plan and paid plans from £1.66 per unit per month; Brocade starts at £49 per building per month plus £2.50 per unit; Blocks Online's block management module is £100 a month plus 15p per unit; Blockman is £250 a month for up to 250 units; Resident starts at £875 a year for 50 units; and Ringley's ServiceChargeSorted starts from £630 a year. MRI Qube, Propman and INOX do not publish prices. Check whether prices include VAT, setup fees and portal add-ons.
At minimum: service-charge budgets apportioned across multiple lease schedules, compliant demands, client accounting with bank reconciliation, Section 20 consultation tracking, reserve or sinking fund accounting, a compliance register, repairs, and a leaseholder portal. If you report to RMC or RTM directors, look for a director view and spend approvals too.
Marklet lists a free plan (checked October 2026), aimed at RMC and RTM directors; its demands and Section 20 features are on the paid Management plan. Most tools built for managing agents are paid, and several only quote on request.
Self-managing RTM and RMC companies usually need fewer accounting features and more director tools. Marklet, Brocade and Ringley's ServiceChargeSorted all say on their own sites that they serve RTM and RMC companies. ServiceChargeSorted combines software with a managed service, so compare it with a managing agent's fee as well as with software.
For one small block, yes, if you are careful. The risks grow with size: apportionment rounding, missed Section 20 deadlines, demands without the statutory summary of rights, and reserve money mixed with day-to-day spending. Software that enforces those rules is usually worth it once you manage more than a handful of blocks.
