Homeowners Use AI Tools for Clarity After Estate Agent Valuations
Homeowners are increasingly turning to artificial intelligence for reassurance and clarification following estate agent valuation appointments, according to new analysis from proptech firm Acaboom. The company reviewed hundreds of anonymised interactions with its AI Concierge tool, which allows sellers to ask questions after a market appraisal.
Acaboom's analysis found that questions about valuations and pricing confidence made up the largest share of conversations. Homeowners commonly asked how valuations were determined, whether asking prices were realistic, and how likely agents were to achieve those prices.
Questions about fee structures, tie-in periods, and contract terms were also frequent, alongside queries regarding portal exposure, advertising, and buyer reach. According to Acaboom, more than half of all interactions related to pricing, fees, marketing, or contractual clarification. This suggests that many sellers continue to compare agents and assess proposals well after the initial appointment.
The findings indicate that AI is being used as a reassurance tool during the instruction process, rather than simply as a chatbot or automation feature. Homeowners appear comfortable using AI to ask questions they may not raise directly with agents, especially on topics such as pricing confidence, fees, and contractual concerns.
These trends highlight the growing role of AI in the UK property market, particularly in supporting sellers as they make decisions about agent proposals and services.
