The Chief Executive of Brinkleys, Bernadette “Bernie” Sheridan, outlined the company’s strategy in a recent report. She highlighted that the property management sector faces ongoing challenges from new legislation, complex compliance requirements, fire safety regulations, and the Renters’ Rights Bill. Sheridan noted that since May, non-compliance can result in fines of up to £40,000 per offence, Rent Repayment Orders for up to 24 months’ rent, business loss, and even prison time.

To address these risks, Brinkleys has implemented a fine prevention API that flags high-risk properties before issues escalate. This allows the team to prioritise actions and prevent problems, rather than reacting after the fact. Sheridan stated that this approach is designed not only to avoid penalties but also to turn compliance into a strategic advantage.

Brinkleys has also worked with Yuno to integrate systems that provide managers with instant access to licensing and planning rules, landlord obligations, and HMO requirements such as Fire and Amenity Standards. According to Sheridan, this enables managers to interpret and anticipate compliance challenges in real time, guiding landlords and tenants more effectively.

The agency reports benefits including time savings, improved efficiency, better client trust and retention, and new revenue opportunities. Sheridan emphasised the importance of training teams to interpret insights and act strategically, rather than relying solely on automated alerts. Brinkleys continually reviews outputs and uses data to inform decisions, such as prioritising property inspections and identifying portfolio risks.

Sheridan concluded that while compliance rules are tough and constantly changing, focusing on solutions and technology can turn compliance from a burden into an opportunity for growth and client satisfaction.
