Bulk investment deals in super prime London are on the rise, with values pushing rents in the capital to record levels, according to luxury estate agent Beauchamp Estates. Much of the activity comes from Gulf and Asian investors buying multiple flats in new residential developments.

There have been three major bulk residential investment deals in London in the past few months, worth a combined £80 million, compared with just one bulk deal in the first half of 2025.

The Pembridge, Notting Hill

In one of the largest single rental investment deals done in London during 2026, Beauchamp Estates sold nine apartments in The Pembridge development in Notting Hill in a single transaction worth almost £11 million.

The Pembridge, on the corner of Notting Hill Gate and Pembridge Gardens, is a five-storey boutique development, part refurbishment and part new-build, providing 19 one to three-bedroom apartments on the site of the former London premises of James Keller & Son, the Dundee marmalade and cake maker.

The buyer, an Asian investor working in hospitality, originally purchased a single apartment at The Pembridge as a rental investment. Having tested the London lettings market with that first purchase, the investor then acquired the remaining nine apartments in a single transaction.

Mayfair Deals

In the two other cases, multi-millionaire buyers from the Gulf acquired multiple luxury homes in apartment buildings on Curzon Street and Conduit Street in Mayfair for a combined £67.39 million.

What It Means for Landlords and Agents

Jeremy Gee, Managing Director at Beauchamp Estates, said landlords operating in the London market are seeing rising demand, falling competition and rising rental values. He noted that the capital's premium rental market is being driven by wealthy tenants from the Middle East, America and the domestic UK market who need a London base.

According to Gee, the latest Millionaire's Letting in London Survey data shows that landlords with well-maintained turn-key homes in sought-after areas are in exceptionally good positions and can command great rental values, with the additional benefit of low void periods.

For letting agents and inventory clerks, the trend points to strong demand for well-presented, turn-key stock in prime central London, from both international and domestic tenants.
