Company Landlord Registrations Reach Record High Across UK
Nearly 14,000 new landlord businesses were registered in the first five months of this year, according to analysis of Companies House data. Last year, the number of new buy-to-let company registrations reached a record 34,128, research by specialist insurer Just Landlords shows.
This figure was almost 70% higher than the five-year average of 23,549 new registrations per year. Since 2000, the annual number of buy-to-let companies registered has increased by 1,700%, rising from 1,882 incorporations in that year. The 2020s have already seen more new landlord businesses formed than the entire period from 2000 to 2019.
Changes to mortgage interest tax relief, higher stamp duty costs, and other regulatory changes have been identified as driving factors behind this trend. The introduction of the 3% stamp duty surcharge on additional properties in April 2016 led to an immediate surge in incorporations, with registrations increasing by nearly 59% in the following two years.
London remains the largest market for company landlord registrations, accounting for nearly a third of all registrations since 2000. However, the capital’s share of annual registrations has been declining, with growth accelerating in other regions. The devolved nations have seen significant recent increases: Scotland’s annual registrations have more than tripled since 2020, and Northern Ireland and Wales have also experienced substantial growth. Scotland now records over 2,100 new landlord companies per year, up from fewer than 400 in 2015.
These trends are relevant for UK letting agents and inventory clerks, as the professionalisation of the private rented sector continues and regional markets become increasingly important.
