EXP, a self-employed agent network, has identified more than 21,000 potential property owners in England and Wales who could be forced to sell in the near future. The findings highlight a growing pool of off-market property opportunities, with London representing the largest share.
According to EXP, many of these vendors are showing signs of pressure to sell before they approach an agent. The research, conducted using the property intelligence platform Galim AI, found that London has 13,105 possible sellers, representing £7.1 billion in residential stock. Of these, just over 4,100 have low-cost mortgage deals set to expire this year.
The analysis also identified 1,759 landlords in London who own properties currently below the required EPC standard ahead of the 2030 deadline. Additionally, 7,218 homeowners in the capital were flagged due to other financial issues.
Outside London, Manchester was found to have 2,188 homeowners under pressure, with more than two thirds (1,517) facing the end of cheap fixed-rate mortgage deals. A further 664 landlords in Manchester are facing EPC upgrade requirements.
Across the ten cities analysed, the estimated value of these potential off-market opportunities exceeds £9 billion.
The report notes that technology is enabling agents to identify potential sellers earlier than before, providing insights into where future housing supply could emerge before properties reach the open market.
