Gov.UK Publishes HHSRS Case Studies for Property Professionals
Gov.UK Housing has released a collection of case studies demonstrating how the Housing Health and Safety Rating System (HHSRS) assessment process works. The case studies are designed to help assessors, landlords, and property agents understand hazard scoring and suggested remedial works.
The suite of case studies, published by the Ministry of Housing, Communities and Local Government, provides worked examples for a range of housing hazards. Each scenario explains how the likelihood and spread of harm outcomes have been scored, presents the overall hazard score, and suggests remedial works to reduce risks to an acceptable level.
The case studies cover a variety of hazards relevant to residential properties, including falls on level surfaces, falls on stairs and steps, falls between levels, fire and explosions, flames and hot surfaces, collisions and entrapment, structural collapse, electricity, excess cold, radiation, damp and mould growth, lead, chemical and combustion-related air pollutants, excess heat, asbestos, domestic hygiene, water supply, crowding and space, intruders, noise, and lighting and obstructed views.
These resources are intended to be used by assessors to benchmark their own assessments and to assist landlords and property agents in understanding the HHSRS assessment process. The case studies are available as downloadable ZIP files for each hazard type.
