June Identified as Peak Month for UK Property Sale Completions

June is the busiest month for property sale completions in the UK, according to analysis of 20 years of Land Registry data by Good Move. The research found that June typically sees the highest number of completions, followed by August and March.

Good Move’s analysis, which reviewed data dating back to June 2006, highlights that while summer months are busiest for completions, the process of selling a property takes an average of around six months. As a result, the best time to list a property to benefit from the summer sales peak is in December, January, or February.

The research also notes that winter months generally see fewer completions, but with fewer listings, there is often less competition for sellers. Good Move points out that buyers who pause their search over Christmas tend to return motivated in spring, which can lead to quicker sales and potentially stronger offers.

The findings suggest that the biggest mistake sellers make is focusing on when to list, rather than when they want to complete. Additionally, the research found that stamp duty deadlines can drive demand even more than the usual summer peak, with the March 2025 deadline cited as an example of an exceptional spike in completions.

These insights are relevant for letting agents and inventory clerks planning for seasonal fluctuations in the UK property market, particularly around the timing of listings and completions.
