Majority of UK Landlords Plan to Refinance in 2024, Says Together
Research by specialist lender Together has found that 76% of UK landlords are likely to refinance their property portfolios within the next 12 months. The findings indicate that many landlords are looking to release equity from existing properties to fund further purchases and expand their portfolios.
According to Together, more than a third (36%) of landlords said they were “very likely” to refinance, while a further 40% described themselves as “somewhat likely” to do so. Only 12% said they were unlikely to refinance, with the remainder neutral on the prospect.
The research suggests that, despite recent tax changes and tighter regulation—including the impact of the Renters’ Rights Act—landlords continue to view residential property as an attractive long-term investment. The trend towards refinancing is seen as a way for landlords to access capital for new investments.
Together’s buy-to-let lending data also shows a shift in investment patterns. Since 2020, the North West’s share of the lender’s buy-to-let lending has increased by 3.3 percentage points. Scotland’s share has risen by 2 percentage points, and Yorkshire and the Humber has grown by 1.1 percentage points. In contrast, Greater London and the South East accounted for 20% of Together’s buy-to-let lending in 2025, down from 23.6% in 2020.
These figures indicate that more investors are targeting regional markets, where lower property prices may offer stronger rental yields and greater potential for capital growth compared to some higher-priced areas in southern England.
For letting agents and inventory clerks, these trends may signal increased activity in regional rental markets and a potential rise in new property instructions as landlords expand their portfolios.
