Majority of UK Landlords Plan to Refinance for Portfolio Growth
More than three-quarters of UK buy-to-let landlords intend to refinance their property portfolios within the next year to fund further acquisitions, according to research from specialist lender Together. The survey found that 76% of landlords are likely to refinance in the next 12 months, with 36% describing themselves as “very likely” and 40% as “somewhat likely” to do so.
Only 12% of landlords surveyed said they were unlikely to refinance their holdings. This trend comes as the sector faces ongoing affordability concerns and a changing economic environment.
Regional Investment Shift
Together’s buy-to-let lending data indicates a geographical shift in investment activity. Landlords are increasingly targeting northern England and Scotland. Between 2020 and 2025, the North West increased its share of the lender’s buy-to-let lending by 3.3 percentage points, Scotland’s share rose by two percentage points, and Yorkshire and the Humber by 1.1 percentage points. In contrast, the combined share of lending in Greater London and the South East fell from 23.6% in 2020 to 20% in 2025.
The data suggests landlords are not only planning to expand their portfolios but are also willing to look beyond traditional investment locations. Northern regions are noted for offering higher rental yields compared to southern markets.
Implications for Letting Agents and Inventory Clerks
The reported refinancing and investment trends may lead to increased activity in property acquisitions and lettings, particularly in northern England and Scotland. Letting agents and inventory clerks in these regions could see rising demand as landlords seek to expand their portfolios and respond to shifting market dynamics.
