The survey also showed that the proportion of movers facing unexpected costs has risen from 62% in 2025 to 95% in the latest findings. Of those who experienced extra costs, 64% considered them significant, and 47% believed these costs could have been avoided.

The research highlighted a gap between consumer expectations and the reality of transaction timelines. Respondents said they expected the process from offer acceptance to completion to take around four months, but estimates from Rightmove suggest it commonly takes seven to eight months.

The findings come after the government published its Home Buying and Selling Reform Roadmap, which aims to improve transparency and connectivity in the homebuying process.

Industry figures referenced in the report noted that uncertainty, rather than speed, is a key barrier in the property transaction process. The research suggests that improving certainty and providing better upfront information could benefit all parties involved, including estate agents, mortgage brokers, lenders, and conveyancers.

For UK letting agents and inventory clerks, these findings underline the importance of clear communication and transparency throughout the property transaction process, as well as the potential impact of unexpected costs and delays on clients.
