NatWest Raises New Business Mortgage and Buy-to-Let Rates Again
NatWest has increased fixed rates across almost all of its new business mortgage products for the second week in a row. The changes affect both residential and buy-to-let (BTL) products, with rate rises ranging from 0.01 to 0.2 percentage points.
The largest increase was seen in the 95% loan-to-value (LTV) five-year fixed purchase rate, which rose from 5.29% to 5.49%. Green purchase rates also saw notable rises, including the 60% LTV five-year fixed green purchase rate, which increased from 4.46% to 4.65%, and the two-year fixed green remortgage rate, which went from 4.6% to 4.77%.
First-time buyer products recorded significant increases, particularly among five-year fixed rates. The 85% LTV five-year fixed first-time buyer rate with a £995 fee rose from 4.68% to 4.84%, while the 90% LTV five-year fixed first-time buyer rate with a £995 fee increased from 4.8% to 4.92%. The 85% LTV two-year fixed first-time buyer rate with a £995 fee also rose, from 4.87% to 4.9%.
In the buy-to-let sector, NatWest raised rates across both green and standard ranges. The 75% LTV five-year fixed BTL green purchase rate increased from 4.87% to 4.94%, and the 75% LTV two-year fixed BTL green remortgage rate rose from 4.94% to 5.01%. The 65% LTV two-year fixed BTL green purchase rate saw a smaller rise, from 4.58% to 4.59%.
Standard BTL products also saw increases. The 75% LTV five-year fixed BTL purchase rate with a £995 fee rose from 4.93% to 5%, and the 60% LTV two-year fixed BTL remortgage rate with a £995 fee increased from 4.76% to 4.78%. For residential remortgages, the 60% LTV two-year fixed rate with a £995 fee rose from 4.65% to 4.82%.
NatWest’s standard variable rate (SVR) remained unchanged at 6.74%, and product fees were also unchanged for equivalent products. The changes reflect pricing adjustments rather than fee increases.
These rate changes are relevant for letting agents and inventory clerks monitoring mortgage trends, as they may impact landlord and first-time buyer activity in the UK property market.
