NatWest has lowered buy-to-let (BTL) and residential mortgage rates by up to 15 basis points, effective from 8 June 2026. The changes apply to a range of products, including residential purchase, remortgage, BTL purchase, and green mortgage rates.

Across its residential purchase range, NatWest has reduced the two-year fixed rate at 60% loan to value (LTV) with a £995 product fee by 6 basis points to 4.53%. The same reduction applies to the deal with a £1,495 fee, now at 4.48%. At 75% LTV, the fee-free two-year fix has been cut by 4 basis points to 4.92%, while the options with a £995 fee and a £1,495 fee have both been reduced by 6 basis points, now at 4.65% and 4.6% respectively. For 80% LTV, rates have been lowered by 4 basis points, with the £995 fee product at 4.7% and the £1,495 fee product at 4.65%. Cuts of up to 10 basis points have also been made up to 95% LTV, including the fee-free two-year fix for a 5% deposit, now priced at 5.5%.

Smaller reductions have been made to five-year fixed purchase rates. At 60% LTV, the fee-free product has fallen by 1 basis point to 4.84%, and the options with a £995 and £1,495 fee are now at 4.74% and 4.69% respectively. At 75% LTV, the product with a £995 fee has been cut by 5 basis points to 4.75%, and the £1,495 fee option by the same margin to 4.7%. At 80% LTV, the fee-free deal is now 4.9% after a 2 basis point reduction, while the £995 and £1,495 fee products have both been cut by 5 basis points, now at 4.82% and 4.77%. At 95% LTV, the fee-free five-year fixed purchase product has been cut by 10 basis points to 5.3%.

NatWest has also lowered remortgage rates for both residential and BTL borrowers, as well as BTL purchase and green mortgage rates for residential and BTL products.
