Pension Scheme Changes May Help Young People Buy Homes Faster

Research from Hymans Robertson has found that changes to pension scheme design could help young people get on the housing ladder more quickly. The consultancy examined how different pension scheme structures affect the financial decisions young people face, including saving for retirement, building a house deposit, or managing rising living costs.

The research indicated that switching from a matched contribution to a fixed employer contribution structure for pensions could shorten the time needed to save for a house deposit by several years. According to the report, a generous matched contribution pension could lead to homeownership after 14 years of contributions. However, by reducing pension contributions and increasing savings towards a deposit, this timeline could be shortened to nine years.

The report also modelled a scenario with a fixed employer contribution of 8% that is not dependent on employee contributions. In this case, the timeline to a first home could be reduced to seven years, as employees would be able to save more towards a deposit.

Hannah English, head of DC corporate consulting at Hymans Robertson, highlighted that the design of pension schemes can influence how manageable major financial decisions are for younger employees. The report suggests that more flexible pension contribution structures could help people make progress on housing sooner, while still keeping them engaged with pension saving.

Recent analysis by Pepper Money, referenced in the article, showed that it now takes over 11 years to save for a house deposit.

These findings may be relevant for UK letting agents and inventory clerks, as changes in pension scheme design could impact the speed at which young people enter the housing market, potentially affecting demand for rental properties and the timing of tenancies.
