Three letting brands brought together under new property group

Propoly, LegalforLandlords and Landlord Lounge have joined forces under a new group structure aimed at cutting administration and expanding the use of AI in the lettings sector. The newly launched Rental Intelligence Group (RIG) brings together tenancy management technology, referencing, compliance and landlord support services.

The move aims to tackle the fragmented systems and repetitive administrative tasks that continue to frustrate letting agents. RIG plans to connect more stages of the tenancy process, reducing the need for agents to switch between platforms or enter the same information repeatedly.

Referencing workload under scrutiny

The group has highlighted the administrative demands of tenant referencing as one area it wants to address. Internal data from Propoly shows that 86.6% of references required additional supporting evidence. Proof of income or employment featured in 65.1% of requests, while 53.2% involved bank statements. Identification or Right to Rent documents accounted for 32.3%, followed by proof of address at 27.8%. Self-employment or tax documentation featured in 12.1%.

The figures illustrate the amount of paperwork agents must gather and check before a tenancy can proceed. However, RIG has not yet provided figures showing how much time or money its combined approach could save agencies.

AI to target repetitive tasks

Under the new structure, Propoly will provide the tenancy operations platform. LegalforLandlords will continue offering referencing, compliance, protection and legal services. Landlord Lounge will focus on landlord support. RIG intends to link these services more closely, covering both tenancy set-up and ongoing management.

The group also plans to increase its use of AI and automation. Its stated priorities include reducing repetitive administration, improving access to information and helping agents identify outstanding tasks. The company says its approach will serve both independent letting agencies and larger multi-branch businesses. However, it has not announced a timetable for specific AI products or quantified the expected efficiency gains.

'Making everyday processes simpler'

Sim Sekhon, group CEO of Rental Intelligence Group, said: "We see an opportunity to make the rental journey work better by connecting the technology, specialist expertise and support that agents rely on.

"By bringing these capabilities together, we can focus on making everyday processes simpler and helping agents spend more time on the relationships and decisions that matter.

"This is the destination we want to build towards with Rental Intelligence Group."

The three businesses will retain their individual brands under the RIG umbrella. The group says it will develop its services over the coming years, using feedback from letting agents to shape future products. For now, the launch establishes a common structure and strategy rather than announcing a fully integrated platform.
