RAW Capital Partners Launches Bridging Finance for UK Residential Property
RAW Capital Partners has expanded its specialist lending proposition by introducing bridging finance products secured on UK residential properties. The Guernsey-based lender, known for providing bespoke mortgages to foreign nationals, UK expats, and Channel Islanders investing in UK buy-to-let property, has now broadened its offering to include UK residents as of December 2025.
The new bridging finance range is unregulated and first-charge, designed to complement RAW Capital’s existing buy-to-let mortgage products. These bridging loans are aimed at supporting buy-to-let landlords at key stages of the property investment lifecycle, such as bridge to purchase, chain breaks, and bridge to exit.
Loan amounts for the bridging products range from £100,000 to £4 million, with terms available from three to 18 months. The maximum loan-to-value (LTV) for these bridging loans is 60%, and rates are tiered depending on the LTV. Funding for these loans is provided from RAW Capital’s own RAW Mortgage Fund, which manages over £220 million in assets.
For UK letting agents and inventory clerks, the introduction of these bridging products may offer additional flexibility for clients navigating time-sensitive transactions or managing property chains. The lender has stated a focus on speed and certainty of execution for these products.
