Recognise Bank Raises Residential Bridging LTV to 80%

Recognise Bank has increased the maximum loan to value (LTV) on its residential bridging finance from 75% to 80%. The bank has also introduced short-form and automated valuation models (AVMs) on selected residential bridging cases.

Residential bridging loans from Recognise Bank are now available up to 80% LTV. The LTV for commercial bridging loans remains at 70%.

Recognise Bank’s bridging finance proposition supports a range of property types, including buy-to-let (BTL) portfolios, houses in multiple occupation (HMOs), mixed-use and semi-commercial assets, commercial investment properties, and owner-occupied businesses. The bank’s bridging solutions cover light refurbishment, development exits, auction purchases, and time-sensitive transactions across both residential and commercial assets.

The enhanced LTV offering is designed for well-presented residential properties with strong appeal to owner-occupiers and investors, and that can be readily marketed and sold if required.

This update may be relevant to UK letting agents and inventory clerks working with landlords and investors seeking higher leverage on residential bridging loans.
