A review by LonRes has found that nearly three-quarters of landlord rent increases challenged at tribunal were reduced. The findings are based on a sample of tribunal decisions examined by LonRes.

LonRes analysed 200 market rent determinations, including 169 cases with published reasons. Of these, 108 cases stated both the landlord’s proposed rent and the final rent set by the tribunal. In 73% of these 108 cases, the tribunal set the rent below the figure proposed by the landlord.
