Rushbrook & Rathbone conducted the analysis, examining how average EPC scores differ by property size, type, and tenure. The findings reveal that properties with two and three habitable rooms currently have the highest average EPC score at 70.2. This places them comfortably within the current EPC C banding, which ranges from 69 to 80.

This data may be of particular interest to letting agents and inventory clerks, as it highlights that many properties are already performing well in terms of energy efficiency. The results suggest that landlords with smaller properties may be closer to compliance with future EPC requirements than previously thought.
