Rightmove: Bootle Leads UK Coastal Towns in Fastest Price Growth
New analysis from property platform Rightmove shows that Bootle in Merseyside is experiencing the strongest price growth among Britain’s seaside towns, with average asking prices up 11% compared to last year. Several other coastal locations, including Crosby in Liverpool and Penarth in South Glamorgan, have also seen significant increases in average asking prices.
According to Rightmove, Bootle’s average asking price now stands at £141,680. Crosby and Penarth have both recorded a 9% rise in average asking prices, reaching £330,900 and £433,081 respectively. Other coastal areas such as Llantwit Major in South Glamorgan (+8%) and Llanelli in Carmarthenshire (+7%) are also highlighted for notable price growth.
This trend contrasts with the national average change in asking prices, which has decreased by 0.3% over the last year. The average price of property coming to market in May 2024 is £378,304. Despite the rapid growth in some seaside towns, nine out of the top ten fastest-growing coastal locations still have average asking prices below the national average.
Rightmove’s analysis covered more than 100 coastal areas, finding that over 80% have average asking prices below the national figure. The report also notes that Sandbanks in Poole remains Britain’s most expensive seaside location, with an average asking price of £1,119,945, followed by Canford Cliffs in Poole at £1,045,533.
These findings may be of interest to UK letting agents and inventory clerks monitoring market trends and demand in coastal areas, particularly as affordability and growth rates vary significantly across regions.
