Technology has long influenced the way brokers operate, from the adoption of mobile and email to workflow automation and aggregator partnerships. The current phase of technological change is marked by the rise of interpretive technologies, which can understand context and create actions, often without requiring significant technical expertise.

The survey results indicate that while brokers recognise opportunities in new technology, many are seeking greater confidence, support, and practical guidance, especially regarding compliance in the mortgage sector. Respondents expressed a desire for real-life, proven, and safe examples of technology use that align with high compliance standards.

To address these needs, support strategies are being developed, including webinars, in-person events, and direct engagement through business development manager teams. These initiatives aim to help brokers turn interest in technology into informed action.

The survey also found that 34% of brokers still visit lender websites directly to check criteria, suggesting an opportunity to simplify and standardise how criteria are distributed and trusted across the market. Additionally, one in five brokers now use proprietary systems for client management, with many of these solutions emerging recently and being accelerated by AI tools.

The report notes that technology adoption is already delivering strong outcomes for some firms, particularly in customer relationship management. The revival of the Dragons’ Den initiative is also providing a platform for technology providers to pitch solutions to real market problems in the mortgage sector.

For UK letting agents and inventory clerks, these findings highlight the ongoing evolution of digital tools and the importance of robust, compliant technology solutions in property and mortgage processes.
