UK Build to Rent Investment Hits Record £2.2bn in Q2 2026
Investment into the UK Build to Rent (BTR) sector reached a record £2.2 billion in the second quarter of 2026, according to new research from Savills. This marks the strongest second quarter on record for the sector.
The latest figures show that total BTR investment for 2026 has already surpassed the end-of-third-quarter totals recorded in 2023, 2024, and 2025, despite only half the year having passed. The quarter was notable for several major transactions, including Morgan Stanley and Ridgeback’s £1.045 billion acquisition of the Private Rented Sector arm of London & Quadrant Housing Trust. This deal, involving nearly 3,200 homes, is the largest acquisition of operational BTR stock to date.
Greystar also expanded its London portfolio with the acquisition of 904 homes at Elephant Park for approximately £500 million. According to Savills, these two transactions are among the three largest build-to-rent deals ever completed in London.
The research highlights a shift in the source of investment, with North American investors accounting for 60% of total BTR investment during the first half of 2026. Domestic investors represented 35% of investment over the same period, reversing the trend of the previous five years when UK-based capital averaged a 54% share of annual investment.
Savills noted that overseas demand has been evident across both suburban rental housing and urban apartment developments, driven by ongoing supply shortages and long-term confidence in the UK residential investment market.
For letting agents and inventory clerks, these record-breaking investment levels and major portfolio transactions may signal increased activity in the rental sector, particularly in London and other urban centres. The continued growth of the BTR sector could lead to more opportunities and demand for professional services related to property management and inventories.
