UK Property Transactions Stabilise After Recent Declines

UK residential property transaction numbers stopped falling in June, following two consecutive months of decline, according to the latest HMRC data. The seasonally adjusted estimate for June was just under 1% higher than May, with 98,700 transactions recorded compared to 98,460 the previous month.

The HMRC figures also show that June's transaction total was 2% higher than June 2025, a period when the market had returned to normal after the end of the Stamp Duty holiday. The non-seasonally adjusted estimate for June was 103,050 transactions, representing a 6% increase on June 2025 and an 11% rise compared to May 2026.

HMRC stated that the year-on-year increase in transactions for June 2026 likely reflects an increase in underlying property market activity.

For letting agents and inventory clerks, these figures indicate a stabilisation in the volume of property deals, which may impact workloads related to new tenancies, check-ins, and check-outs. The data suggests that, despite recent economic and political uncertainty, the UK housing market has shown resilience in transaction activity.
