Cooper noted that some borrowers may feel they do not qualify for certain lending products, but Aldermore’s figures show that only three out of ten applicants are declined.
David Hollingworth, associate director of communications at L&C Mortgages, described the specialist lending sector as “really vibrant” when it comes to serving borrowers with complex circumstances. He also mentioned that smaller building societies are more open to these types of borrowers. Hollingworth emphasised that many lenders are willing to engage in conversations with brokers and that customers should be made more aware of their options.
Hollingworth also commented on recent changes in lending affordability, describing them as “promising” and a targeted approach for the broader market. He cautioned, however, that it is important not to abandon prudent lending rules.
Cooper encouraged brokers to challenge specialist lenders, stating that this should be a core part of their market. He suggested that if one lender cannot help, brokers should seek out another specialist lender or building society that may be able to support the borrower. Cooper also stressed the importance of borrowers seeking advice from brokers and not assuming that certain life events would prevent them from obtaining a mortgage.
