Shared housing, such as HMOs, typically requires more active involvement from landlords compared to other buy-to-let property types. This includes refurbishment, property configuration, amenity provision, and ongoing investment. For letting agents and inventory clerks, this trend highlights the growing importance of property standards and tenant-focused improvements in the private rented sector.

Paragon Bank’s research among its landlord customers found that 43% of shared housing providers planned to acquire additional HMO properties. The report also notes that demand for HMOs remains strong, serving a wide range of tenants including students, young professionals, and key workers seeking affordable accommodation in high-cost areas.

Paragon Bank’s latest buy-to-let yield data showed that HMOs generated average gross rental yields of 8.9%, making them the highest-yielding property type within the bank’s loan book. The report also highlights that HMOs can offer income resilience, as rental income is spread across multiple occupants, reducing the risk of a complete void period.

The research found that more than half of landlords reported demand for faster broadband and en-suite facilities, while almost four in ten highlighted larger rooms and higher-quality furnishings. Nearly half of respondents noted increased demand for higher-end HMOs and growing interest from young professionals.

Investment in property improvements has contributed to rising standards in the professionally managed private rented sector. Around two-thirds of HMO properties in Paragon’s sample already achieved energy performance certificate (EPC) ratings between A and C, with many landlords bringing forward improvement works ahead of potential regulatory changes.

For letting agents and inventory clerks, these trends underline the importance of property quality, compliance, and tenant amenities in the evolving buy-to-let landscape.
